KIRKSVILLE, MO. -- Spring has arrived, which means severe storms are likely across Missouri in the next few months.

So the question is, is your home protected? Insurance companies are encouraging homeowners to review their insurance policies to find out what is and what isn't covered. In most cases, people may think they have flood insurance, but in reality it's not part of their policy.

"Flood insurance is a separate policy in itself," said Insurance Consultant for Whitney-Harrison Insurance, Inc. Larry Byars. "Which means you would have to actually purchase a true flood policy, if you need that kind of insurance, your local agent can help you do that."

Renters should also consult an insurance agent as well. Tenants need renters insurance to cover their belongings, while landlords are responsible for insuring their building itself.

Byars says there are different restrictions when it comes to flood insurance.

"Flood insurance covers for surface water that rise and floods your home from from the surface," Byars said. "There are a lot of definitions about what a flood is for the flood policy. It has to cover so many acres, so many homes have to be involved, but it's surface water that goes into your home."

Flood insurance policy typically cost the same amount as your homeowners insurance policy. Byars says if you pay roughly $450 dollars a year for your homeowners insurance, you can expect to pay that same amount for your flood insurance, depending how much you want covered.

Price also depends on where you live in Kirksville.

"There are certain areas in the city of Kirksville that are mapped out in the flood zone," Byars said. "So that's a good thing because your rates are better there. Out in the county or outside the city of Kirksville, flood insurance can be expensive because it isn't on the map."

Also, if you don't have a flood insurance policy and you are interested in getting one, Byars says now is the time to do it before its too late.

"In some areas in the sub-flood zone there is a time restriction. You have to wait so many days for the policy to become effective," Byars said.

Insurance agencies also recommend homeowners to complete a list of personal possessions, including jewelry, electronics, clothing and furniture. This checklist makes filing damage claims easier, and it helps you and your agent determine how much insurance you need and what deductibles you should select.
